A number of factors influence the price of homes sold on Lake Wylie.  This year, price of homes sold is impacted greatly by the struggling real estate market.  About a third of Lake Wylie waterfront homes sold on the lake in 2011 were foreclosures or short sales, and just over half of waterfront lots were distressed.  This affects ALL waterfront pricing, as sellers have to offer a price to compete with properties in a "distressed" situation.

Foreclosures are sometimes referred to as Bank Owned, or REO's (Real Estate Owned, that is, owned by the mortgage company). Generally, when a property goes to foreclosure, it goes to auction.  If the auction is unsuccessful, the bank or mortgage company may list it publicly. 

In a short sale, the property owner and lender are trying to prevent foreclosure, which can be a costly endeavor for both parties.  In a short sale, the lender agrees to accept less that what is owed for the sale of the property.  A short sale has several important considerations (for more info, please read my blog about Foreclosures vs Short Sales).

The number of Lake Wylie foreclosures and short sales hit a high mark in 2010-11, and are declining a bit in 2012.
